Simplest methods of modular construction

The process of modular construction is a simplified one from inception to handover, requiring a disciplined approach from all parties involved in the project - both on the client and provider sides.

Successful modular construction relies on a true modular approach to building layout and intelligent integration of M&E services.
 
The Pre Assembled Units (PAUs) are only built in the offsite manufacturing facility once the design is finalised – meaning that the design, consultation and client approval process has to be quick, tight and disciplined. The opportunity for “design as you go” does not exist as it would with traditional construction, but the inherent problems associated i.e. extending programmes and escalating costs, are absent too.  
 
  Step one - Design
The initial layout is redesigned to enhance the advantages of constructing off-site, optimising the frame size reducing internal support.

Step two - Frame
The frame is tailored to the ideal height and span dictated by the design.
 
Step three - Fit-out
The fit out of the building elements then takes place in a clean factory environment. This also includes the installation of complex mechanical and electrical services in the service void.

Step four - Handling and delivery
The building elements are then wrapped in the factory to prevent damage caused by exposure to the elements, and loaded on to the delivery vehicles which will transport them to site.

Step five - Positioning
The building elements are positioned in place on site, and stacked for multi-storey configurations.
 
Step six - Completion
This continues until all of the elements are in position. As the individual elements are structurally load bearing, no additional support is required.

Step seven - External treatment
Finally, the building has external cladding and roofing treatments attached, which can be easily changed in the future.
